Tide House specializes in professional property maintenance, home updates, and caretaking for discerning homeowners in Mid-Coast Maine who value quality, communication, and reliability. We manage a wide range of interior and exterior home improvements—from painting and drywall to door and window repair, cabinet installation, trim, flooring, tile, and more—while coordinating licensed trades when required. Every project is handled with care, completed on time, and executed to the highest standard.

We understand time matters when turning over a property for the next guest. We diagnose issues quickly and address maintenance and repair needs promptly so small problems don’t become costly interruptions.

Pre- and Post Home Sale To-Do’s

Repairs, touch-ups, and improvements that help homes show their best. From painting and cosmetic updates to TV mounting and cabinet, window, and door repairs, we help prepare homes for sale or move-in.

Year-Round Property Care

Comprehensive oversight for vacant and seasonal homes, including inspections, storm checks, temperature and utility monitoring, and preventative maintenance to protect your property through Maine’s harshest months.

Kitchen & Bath Upgrades

Cosmetic updates and layout improvements, including cabinetry, surfaces, fixtures, and finishes.
(For work requiring permits or licensed trades, we coordinate qualified professionals to ensure all work meets code.)

Flooring & Tiling

Installation and repair of hardwood, laminate, vinyl plank, ceramic, and stone tile.

Fixture & Appliance Coordination

Assessment, removal, replacement coordination, and finish work related to sinks, fixtures, and household appliances. (Licensed plumbers are engaged when required for plumbing connections and permitted work.)

Finish Carpentry

Interior and exterior siding and trim, windows and door installation and cabinet hanging.

Lighting & Electrical Coordination

Replacement of light fixtures, fans, and controls, along with coordination of licensed electricians for electrical work requiring permits or code compliance.

Painting & Drywall Repair

Meticulous interior and exterior preparation, drywall repair, and finish painting for durable, high-quality results.

Pricing

At Tide House, our goal is to make property care and home improvement effortless and transparent for our clients. This policy outlines how we handle billing for maintenance and repairs.

Daily Services

• Standard Rate: $100 for the first hour (Includes assessment and sourcing of initial job materials.)
• $80 per hour thereafter, billed in 15-minute increments. (Includes on-site work and project-related sourcing time.)
• Materials are billed at cost, plus 10% sourcing fee.

Multi-day Projects

• For larger projects, an on-site consultation and assessment is $65.
If the project proceeds within 30 days, this amount is credited toward the total project cost.

• A 30% deposit is required for multi-day or material-intensive projects to commence, with 30% due at mid point, and balance due upon completion.
- We accept ACH, check, or bank transfer. Invoices include secure payment instructions.
- Invoices are due within 10 days of issue.
- Work may pause if invoices are overdue.
- Late payments incur a 1.5% monthly finance charge.
• $110 per hour for services required after 5 PM, or work requested on Saturdays.
• $140 per hour for Sunday & Holiday requests, subject to availability.
Tide House, LLC is fully insured for general liability and property damage for residential and small commercial work.

Independent trade vendors coordinated through us are required to maintain their own insurance coverage.

Ian brings 25 years of experience in design, home renovation, project management and property management, with a philosophy that centers on efficiency, timeless design, and proactive care, ensuring each home functions beautifully through Maine’s demanding four-season climate. Ian and his wife live in Camden, Maine and in their off-hours enjoy hiking, biking and spending time near the water with their rescue pups.
